The Science Behind Property Styling

When it comes to selling your property, the first impression counts! We have a few tips for you to improve your staging game.

You would be surprised, but there is more behind property styling than just placing some pillows in the right spot (although we love doing that as well!). Advertising a property involves a lot of psychology, and if done right, has a huge impact on the impression potential buyers will have when leaving your property.


Be a stranger!


Have you ever entered someone else's house and felt a little like an intruder and as if you don't want to touch or break anything?

Well this is how most buyers feel when they enter your home and see pictures of you and your family and friends or your latest electricity bill hanging from your refrigerator door! As a result, potential buyers won't stick around too long, just have a very superficial look at everything, and leave as soon as they can.

However, you and your real estate agent want buyers to have a thorough look around, to take in all the good impressions of your house and make a decision in favour of your house. To achieve this, be a stranger!

Our tip is to remove everything that is personal. This includes: Family pictures, letters, personal documents in the office, personal hygiene products in bathrooms or powder room, your sleeping mask on the bed... you get the point? The less buyers see from you, the more they can imagine themselves living in your house.


The smell of home.


The smell of a room can be essential if you want to impress potential buyers. Odours are often associated with emotions in our brains so you really want to evoke the right one. Always make sure your property is well ventilated (no one likes stuffy rooms!), and place some scent diffusers or scented candles strategically across your house. Make sure it is not too many (you don't want your house to look like a church). You don't necessarily have to stick to the same scent in every room. A kitchen may smell like freshly ground coffee, a living room may smell fresh and citrusy, and a bedroom might have a light and cosy frangipani smell. For all rooms however, make sure the scent is not too strong. There is no perfect scent, but green and citrusy scents are supposed to work very well. It is by the way also our favourite!


Less is more.


When you are selling property, you are selling space. Keep that in mind when you are arranging your furniture for staging. You might like it cosy, but it is not about how much can fit into your living room, it is more about how spacious this room is. Try to have a more minimalistic approach when thinking about what furniture or decoration can stay or go. Try to leave the most functional furniture in the room, and remove unnecessary furniture (the second desk in the living room because we all needed additional home office space in 2020... ). The same applies to decoration. Leave some negative space, which means some space that is not filled with items, as this will highlight how big your room is. It also leaves more room for imagination!
